The location itself was a challenge, with the building being right on the ocean requiring the correct selection of materials for the longevity of the building. A materials expert was engaged to specify the right materials to be used in the build, however they often were in conflict when the manufacturers were contacted for their recommendations, which resulted in frequent discussions with all relevant stakeholders to resolve.
The location also presented challenges with stakeholder management with access to areas restricted for tenants and the general public as simultaneously Sutherland Shire Council was completing park and frontage works and a public toilet upgrade which interfaced with Cronulla SLSC works. TPS implemented a detailed communications plan that included regular updates to the tenant and meetings with council.
As part of the building was on the local heritage register, one of the key challenges was to ensure there was a seamless transition between old and new works with the design often having to be revised to accommodate site conditions.
TPS was initially engaged to take Cronulla SLSC’s design to tender including preparing the tender documentation and contract for the principal contractor, providing contract administration and superintendent services through to the handover and closing out the project. After the works were tendered TPS undertook further design development including the procurement of additional consultants to resolve the latent conditions as well as finalising design for provisional sums for the kitchen and bar and several other elements. As communications on the project were critical to resolving numerous site issues, TPS added stakeholder management to their scope to resolve project related issues.
